Chancellor “wastes opportunity” to improve conditions in the private rented sector

We were approached by Crain’s Manchester Business to comment in an article focusing on why location is so important when choosing your home. Our managing director William Jordan was interviewed and spoke about the current letting trends in Manchester and why the city centre is still desirable for tenants.

William also said the credit crunch, as well as general economic anxiety, has led to people staying in their flats or homes. He explains:

“It is still costly to move. You still need removals or a van. There are still administrative costs to buying or renting. Particularly in Manchester, new builds were built and tenants would move into the new property. Now those properties aren’t being built, there’s nowhere for them to go, so they are just staying put.”

We were asked to comment on the Jury page of the Manchester Evening News. William Jordan was asked whether the government should step in to force energy companies to cut their prices. Here’s his answer:

Yes. Most definitely.

Although energy companies operate in a free market and customers have choice, how can we possibly know the real cost of energy production when energy companies post profits of hundreds of millions of pounds? Perhaps a resolution would be a windfall tax for the benefit of pensioners and those on the poverty threshold rather than the government stepping in and using the money to swell government coffers.

Our Lets with Pets scheme really caught the attention of the local press. The Manchester Evening News interviewed our MD William Jordan as well as one of our landlords that currently lets his house to a dog owning tenant.

The article highlighted the fact that landlords may be missing out on thousands of pounds in rental income by not allowing any tenants with pets to rent their property.

A report by the Dogs Trust revealed 75% of tenants with dogs are banned from private rental properties. Many dogs the charity cares for have been handed over by owners who cannot find pet friendly homes.

With pet owners making up 43% of the UK population, landlords who reject all pet owning tenants are missing out on a huge number of potential tenants.

William Jordan explains:

“The rental market is extremely competitive with many property owners looking to rent their property rather than sell. We’re calling on landlords to be more open minded to stand out in a crowded marketplace. We already have a number of pet friendly homes on our books and tenants have been snapping them up.”

“Many landlords say a blanket no to all pets, when in fact, they should look at cases individually. A well trained cat, for example, is unlikely to cause much damage. A good letting agent will always have the property professionally cleaned at the end of the tenancy and in the vast majority of cases, this is adequate. If a family or couple have a pet, they are likely to stay in a property for longer and be more committed.”

With the number of repossessions in the second quarter of this year up 71% compared to last year, there are likely to be more people than ever moving into rental accommodation.

Under Jordan’s scheme, tenants with pets pay an additional one month deposit on top of their standard deposit to assure landlords that any damage is covered. All tenants will also be required to have tenant’s contents insurance.

We were delighted to be shortlisted for a prestigious national estate agency award this month.

Jordan’s was shortlisted for the Lettings Agency of the Year award and our chairman Robert Jordan, was also shortlisted in the Lifetime Achievement category.

The Negotiator awards received more than 185 entries from all over the UK. We all headed to the Hilton Hotel in London’s Park Lane for the awards ceremony which was hosted by impressionist, Rory Bremner.
